THE FAIRMONT PLANNING COMMISSION HELD 4 PUBLIC HEARINGS THIS WEEK AND APPROVED ALL THE ITEMS BEFORE THEM.
THE FIRST WAS A CODE AMENDMENT ALLOWING A PORCH OPEN ON THREE SIDES ,ROOFED OR UNROOFED DESCRIBED AS OPEN AIR/NON SCREENED ABOVE 36 INCHES ABOVE THE FINISHED FLOOR MAY EXTEND INTO THE REQUIRED FRONT/CORNER YARDS A DISTANCE NOT TO EXCEED 8 FEET. THE PORCH SHALL NOT IN ANY CASE BE CLOSER THAT 15 FEET FROM THE FRONT/CORNER PROEPRTY LINES AND CANNOT EXTEND INTO THE REQUIRED INTERIOR SIDE YARDS.
THE SECOND WAS ALLOWING ELECTRONIC MESSAGING SIGNS IN A SINGLE FAMILY RESIDENTIAL DISTRICT AS A CONDITIONAL USE. THE SIGNS WIL BE ALLOWED FOR PUBLIC OR SEMI PUBLIC RECREATIONAL BUILDINGS,HOSPITALS AND MEDICAL CLINICS,NEIGHBORHOOD OR COMMUNITY CENTERS,PUBLIC AND PRIVATE EDUCATIONAL INSTITUTIONS, RELIGIOUS INSTITUTIONS AND CEMETERIES WITH PROVISIONS.
A REZONING REQUEST FOR 520 AND 700 E. 12TH STREET TO CHANGE FROM A R-3 MULTI FAMILY RESIDENTIAL TO I-1 LIGHT INDUSTRIAL. THE CHANGE WOULD ALLOW PUTTING A SHOP INTO THE BUILDING AT 520 E. 12TH STREET AND ELIMINATE A SPLIT ZONING OF THE PROPERTY.
THE COMMISSION ALSO GAVE APPROVAL TO AN APPLICATION FOR A CONDITIONAL USE PERMIT FOR AN AUTO SALVAGE YARD IN AN I-1 LIGHT INDUSTRIAL DISTRICT AT 1220 E. TENTH STREET. THE CARS STORED AT THAT LOCATION NOW HAVE EXCEEDED THE LIMIT OF 10 WHICH REQUIRES A CONDITIONAL USE PERMIT AS A SALVAGE YARD. GARRY'S BODY SHOP AT 918 N.STATE STREET USES THE CARS FOR PARTS TO REPAIR VEHICLES.
THE PLANNING COMMISSION RECOMMENDATIONS NOW WIL BE PASSED ON THE FAIRMONT CITY COUNCIL FOR FINAL APPROVAL.
